You can purchase any property that is on the market.
No bank financing.
Credit scores do not matter.
This is a great opportunity for people with bad credit, but have some cash to work with.
You are able to buy any house on the market (Must be $250,000+).
Once you have approval from the investor, we can go and look at any house for sale on the MLS, and purchase the home just like any other home purchase.
After the term is completed, you will be able to buy the home direct from the investor.
You pay all of the utilities, taxes, and insurance on the property, since you are now the home owner with your name on the deed of the property.
There is a requirement of a 10-25% cash down payment depending on the location and purchase price.
(There is a minimum of $30,000 needed to do a contract for deed).
The investors offer a 3-5 year term, and will sell the property back to you, or discuss terms for an extension of the contract.
Minimum of 10% down from $250-550k.
Minimum of 15% down on investment property.
20-25% down payment required for properties outside of the twin cities suburbs.
